Happy New Home

It’s not every day that someone finds their ‘ideal home’ – especially during the chaos of the last six months in and out of lockdown. But that’s exactly what happened to Mitesh and his young family, when they purchased a three-bedroomed apartment at Artisan Real Estate’s stylish new homes development at Canonmills Garden in Edinburgh.

Mitesh and his family had been looking for an apartment for some time. It had to be large enough to house two growing boys and be within the catchment of their local primary school to the north of the city centre. The family were already enjoying life in the Canonmills area, having lived there for some time, and were intrigued when they heard about Artisan’s new development overlooking the Water of Leith.

“We love the local area, which has everything you need for a happy family life”, explains Mitesh. “Great schools, wide open green spaces like Inverleith Park and the Botanic Gardens and access to great shops – both in the Canonmills and Stockbridge areas as well as easy access to the city centre.

“Both my wife and I work in the city centre, so the location of Canonmills Garden is ideal – within easy walking distance of the local school and work. It all makes life very simple!”

Mitesh reserved a three-bedroom Sophora apartment at Canonmills Garden this year and, although construction had already started, the entire buying process was completed off-plan with the majority of decision-making being done during lock-down. He adds: “We looked at a lot of properties in the area, but nothing could match Canonmills Garden for location or internal space. We wanted both the boys to have good-sized bedrooms, and it helped they were equally sized to avoid arguments!

“It was a little daunting arranging everything off-plan, but the sales process was surprisingly straightforward – helped by a very open and honest two-way communication with the extremely helpful and efficient sales team.

“Lockdown gave us all the time to think a lot about what we wanted from our living space. Canonmills Garden ticked all the boxes with plenty of light and airy internal space as well as easy access to outdoor space – including a generous dual aspect ‘back and front’ balcony and a communal courtyard and green space. So plenty of opportunity for the kids to play outdoors and make new friends.”

Canonmills Garden opened its show home, designed by well-known Interior Designer Carol Yates, in August 2020 which provided a pivotal moment for Mitesh and his family. “It was a very exciting moment for all of us,” he says. “The whole family came along, and I found it to be a very rewarding experience when we walked through the show home door and experienced our new home for the very first time.

“And while we knew that it came with everything – including high quality kitchens, bathrooms and flooring – it was wonderful to see how everything fitted together, and how well the layout flowed throughout the home.”

 Mitesh is now looking forward to a move in 2021 to what he describes as his “ideal home”. “The whole buying process has been a delight, from start to finish,” he adds. “And what is becoming more evident as we are seeing how the development is evolving and meeting some of the other purchasers, is that Canonmills Garden will become a genuine community.

“The range of homes and their sizes appeals to a diverse mix of buyers – from professionals to downsizers to families like ours – so it will be a wonderful mix of people with the opportunity and space to build a genuine sense of community, and one that we are very much looking forward to being part of.”

Sales at Canonmills Garden are continuing apace with two first-phase blocks now sold out, with 70% of apartments sold off-plan. And with consumer confidence returning following the easing of lockdown, prices and value are increasing with the average value of apartments growing by seven per-cent since the development’s marketing launch in 2018.
